Estimator & Preconstruction Planner

The Montante Group of Companies, a real estate development organization located in Buffalo, NY,  that focuses on the development of smart and distinctive commercial and residential properties is seeking an Estimator & Preconstruction Planner to grow their team to support and assist in the Construction division of the Group.

 

In this role, the Estimator & Preconstruction Planner will work closely with the Lead Estimator and Assistant Estimators, and will hold responsibility for producing thorough, accurate, and timely estimates on construction projects, including:

  • Print, organize, assemble, and review drawings and specifications to identify clear scopes of work and identify any potential risk factors. Provide input to estimating team on ways to reduce risk.
  • Prepare, or assist in the preparation of thorough, accurate, and timely estimates. Assemble estimate including subcontractor pricing, self-performed pricing, general conditions/requirements, insurances, and bonding.    It is expected that the Estimator & Preconstruction Planner will be able to independently bid on projects or provide complete project budgets with minor input from the estimating team, if required.
  • Assemble preconstruction material for presentation to project owners, and present in professional manner, when required.
  • Review pricing in comparison with owner’s budget and suggest changes or potential value engineering alternatives as required.
  • Understand insurances and be able to effectively evaluate insurance requirements for potential projects to ensure proper coverage is in place.
  • Procure or assist in the procurement of bids from qualified subcontractors and suppliers and communicating with those subcontractors and suppliers as required to ensure bids are complete and accurate.
  • Estimator & Preconstruction Planner will be required to contact potential bidders to ensure that an adequate number of qualified bids will be received by Montante Construction, then track progress on established bid lists.
  • Negotiate with subcontractors and suppliers to gain the best value possible.
  • Perform or coordinate with assistant estimators for the performance of quantity take-offs and quality summaries for use by estimating team.
  • Assist with maintenance and updating of directory of subcontractors and suppliers to ensure that the directory is accurate up to date.
  • Attend site visits and pre-bid walkthroughs. Take photos at jobsites to assist estimating team in creating bids and estimates.  File and organize photos in appropriate job files.
  • Estimator & Preconstruction Planner may be required to deliver bids to project owners and witness/record results for a given bid.
  • Create and maintain various estimating and project logs.
  • Determine bonding requirements for potential projects, and coordinate with bonding companies as required to obtain bonds as needed for specific projects.
  • Assist estimating team in tracking of leads, proposals, and bids by updating and maintaining existing Montante Construction logs and records.
  • participate in buy-out process as required including drafting and assembling of contract documents, defining scopes of work, and negotiating with subcontractors/suppliers in order to get the best value.
  • Maintain existing relationships with subcontractors and suppliers, architects, and project owners. Establish new relationships when opportunity presents itself.
  • Provide post-bid analysis of non-successful bids to strengthen future bid opportunities.
  • Provide feedback to estimating team on current/new trends and opportunities in order to assist estimating team with developing an estimating strategy.
  • Understand Montante Group Safety program and be able to effectively communicate with suppliers/subcontractors to ensure their quotes include provisions to comply, or to include provisions in budgets to account for safety related items.

 

Qualifications desired include:

  • Industry specific experience – 5+ years, with a minimum of 1 years focused solely on estimating.
  • Minimum 4-year college degree, preferably in Construction Management or Civil Engineering
  • Thorough understanding and awareness of the local construction industry.
  • Understanding of estimating best practices.
  • Extensive experience in reading and analyzing drawings and specifications.
  • Robust knowledge surrounding the processes that go into planning, designing, and executing a construction project.
  • Strong relationships with local design professionals, subcontractors, and suppliers.
  • Ability to multi-task and effectively manage multiple processes simultaneously.
  • Excellent professional communication, negotiation, and interpersonal skills.
  • Positive, team oriented demeanor
